As an online letting agent, LettingaProperty.com claim to be able to save you up to £1900 in letting fees compared to using a high street agent.

That’s a sizeable amount which may explain why the site has over 107,000 registered users.

They’ve been around since 2008 too so are pretty well-established, at least as far as online brands go. In that time they’ve won awards including  Landlord Buy to Let Award for ‘Best Website’ and the GoodWebGuide’s ‘Property Website of the Year’. They are also a member of the Property Ombudsman, The UK Association of Letting Agents, National Landlords Association and Safe Agent.

What They Offer:

When we conducted our LettingAProperty.com review, we found that they offered the following:

  • ‘Find A Tenant’ service for a one-off fixed fee
  • Choice of 3 different ongoing rent management packages
  • Listings on Rightmove & Zoopla
  • Full referencing and tenancy agreement service
  • Dedicated support from a qualified letting expert
  • Options that include guaranteed rent and payments on time

With advertising on major platforms such as Rightmove as well as guaranteed rent protection on some packages, they appear to offer most of the same services you’d expect from a high street agent. However, the prices can be as low as £39 a month for the most basic package, though you’ll need to pay an additional £149 listing fee.

All of the fees are fixed and do not fluctuate depending on the rental income. There’s even a ‘Change Letting Agent’ service that allows you to switch from your existing agent with LettingaProperty doing most of the hard work for you.

The biggest downside is probably that you will have to do a few things yourself. For instance, while some areas have a viewings service available, most landlords will need to conduct viewings themselves. 

How It Works

There are several parallels in the way that LettingaProperty.com work when compared to the more traditional high street agents you may be more familiar with.

For starters, they offer all the common added ‘extras’ such as EPCs, Gas Safety Certificates, Electrical Installation Reports, Portable Appliance Testing, and so on. That means you shouldn’t need to use any additional services to get everything done.

While the idea of an online agent is that you conduct viewings and take photographs of your property yourself, both services are available as added extras at reasonable fees. That means that you’re not really disadvantaged if you need such things taken care of.

Once you’ve chosen a package and created your listing, it will go live on portals such as Rightmove and Zoopla. 

From this point, any enquiries you get will be forwarded straight to you via their platform. This perhaps gives you even more transparency then you’d get dealing with a high street letting agent.

Once you’ve found a tenant, you can use LettingaProperty to put all the correct paperwork in place. They’ll then take care of your rental collection every month and ensure the tenancy runs smoothly.

Good Value Packages

LettingaProperty has two main packages that offer great value. Rightmove, PrimeLocation, and Zoopla listings, legal expenses protection, comprehensive tenant references, and monthly rent collection are all available as standard in both packages. 

Unique Guarantee for Rent to be Paid

LettingaProperty has a unique “Rent on Time” package that guarantees that you will be paid your rent on time. This package not only includes rent guarantee insurance, but there is free readvertising at the end of the tenancy and home emergency cover. 

Lots of Additional Services

LettingaProperty offers a full range of additional landlord services. These include landlord inventory services, PAT testing, electrical installation condition reports, and photography & floor plan bundles. This allows you to create a package tailored to suit your specific requirements. 

Disadvantages of LettingaProperty

As with any service, there are some possible disadvantages of using LettingaProperty. 

Slightly Dated Website

The website does have a slightly dated look, which may be offputting for some potential customers. Although the website is fully functional and does provide access to the important features, the layout may not be as intuitive as some users are used to. 

Not as Well Known

LettingaProperty is not as well known as some other online agents. However, this may not necessarily be a bad thing. Although it may put some people off, dealing with a smaller team can sometimes be more efficient and friendly. 

Not Listed on TrustPilot

Another potential drawback is that LettingaProperty is not listed on TrustPilot. This may be a conscious decision, but it does make the company harder to compare with some of the other online agents. 

However, LettingaProperty does have hundreds of 5 star reviews on the Google Review Centre. This does highlight that the company offers a high level of service, but it is still tricky to compare with other service providers. 

The History

LettingaProperty was established by brothers Jonathan and Matthew Daines. The Daines brothers were both directors, one in the services industry and one in the lettings business. They teamed up to create LettingaProperty in 2008. 

It took until August 2009 for the business to be ready to start accepting customers and launch the website.

The reason for the delay was to allow the team the technology essential to create an efficient online agency. 

Since then, LettingaProperty has received a number of industry and customer awards. This includes the “Best Website” Landlord Buy to Let Award, and “Property Website of the Year” GoodWebGuide award. The company was also awarded top marks in an Property Ombudsman independent survey and has a 98 percent recommendation rate from its customers. 

Today, LettingaProperty is a member of the Property Ombudsman, National Landlord’s Association, The UK Association of Letting Agents, and Safe Agent. It boasts that 73 percent of their private landlord clients have used their service more than once.

We have to say that LettingaProperty.com have plenty of positive customer reviews that back up their claims in terms of the level of service and value for money they offer. Their Google reviews, in particular, are excellent (and there are plenty of them too!) and they also showcase a lot of their customer reviews on their website too.

  1. PLEASE AVOID! REVIEW FROM A REAL TENANT.

    As tenants we’ve had an awful experience with Letting A Property. From the beginning they’re unorganised and unprofessional. Staff don’t have property law knowledge other than emailing contracts. In June they issued us an invalid Section 21 to leave property convinced it was valid when it was not. It took months of back and forth with council to educate them on Section 21 notices. Now issued a second one and get an email from them saying we owe rent without any communication and without a new agreement the rent has increased this is ILLEGAL and we are leaving property at end of the month. “Customer service” consists of same 3 incompetent people who haven’t a clue what they’re talking about or have any knowledge on processes or renting legally. I’m taking my complaint to relevant agencies as I’m tired of it now and NO response to my complaint emails unsurprisingly. Exercise caution before reading the lip service and suspiciously positive reviews online. If you’re a landlord please do better than using these lot, if you’re a tenant good luck.
